Toronto Real Estate Board July MLS sale statistics:
- GTA single family home sales including condominiums 5995.
- Volume - down 0.09%, compared to July 2025 - 6047 sales.
- Volume - down 11% sales compared to June 2026 - 6770 sales.
- Average price of a GTA single family home - $1,032,207.
- Down 3.3% from 2025's average price of - $1,067,844.
(The GTA is Burlington to Clarington, Lake Ontario to Lake Scugog)
“While uncertainty about the economy and borrowing costs persists, recent news has been more positive than expected. The latest readings on economic growth and jobs surprised to the upside. This could help bolster consumer confidence and prompt an uptick in home purchases in the months ahead, especially if home prices stabilize as we move through the fall,” said TRREB Chief Information Officer Jason Mercer.
We track MLS sales daily.
- November 2016 to May 30th 2017, 90% of central district properties sold over asking price.
- July 2026 10-40% of central district properties sold for over asking price daily. (Based on district.)
(Central districts cover the Lake to York Mills, and the Humber River to Victoria Park.)
The July residential resale market was mixed.
- Some properties remain unsold after months or even two years.
- Some under priced or reasonably priced homes sold in "bidding wars".
- July inventory declined, but the reduction in supply was accompanied by a slowdown in sales.
